Basement Flooding
During heavy rainstorms, basement flooding can be an unfortunate event that happens much too frequently. Typically, basement flooding is caused by the clogging of gutters to downspout drains causing rain water to pool close by the house, seeping into the home through the foundation.
Basement flooding is made even worse when the ground outside your home sloped towards your home instead of away from it. Any plan to effectively correct basement flooding will involve a sump pump. Sump pumps aid in water removal by taking the water from inside your home and discharging it away from the house. Sump pumps can also be used when there is a water line leak or sewer back up.
Frost Proof Faucets
While most hose connections outside the home are new designed not to freeze during cold weather, this is only made possible when the hose is disconnected and the faucets are dripping.
How to test if an outside faucet has frozen and burst:
- Place your thump over the outlet:
- The faucet is okay if you cannot hold the pressure
- The faucet is leaking inside if you can hold the pressure
High Water Pressure
When your water pressure is too high, there are a multitude of concerns. High water pressure can cause:
- Dripping in faucets or toilets that will not shut off
- Burst pipes
- Burst washing machine hoses
- Shortened life of your water heater
You may also experience a condition as water hammer, or noisy pipes. You can tell if your pipes have this problem if you hear thumping or growling noises, particularly at night when your water pressure is at its highest.

High Water Bill
Typically, water meters will have a small red triangle on them that turns when even the slightest amount of water moves within the meter. If you see the triangle moving when no water is running through the house, you have a leak in your pipes somewhere.
There are a few steps you can take to determine if the leak is inside or outside your home. First, locate the emergency shut off (if it is accessible) – this will be where the water line first enters the house. You will need to shout off the valve and observe the meter again. While looking at the meter, you will be looking to see if the triangle continues to turn, if it does this means you have a leak somewhere between the meter and the house. If the triangle stops, then the leak is inside your home.
Leaking inside your home: Something as small as a few dripping faucets or a toilet that continuously runs can add a lot to your water bill each month.
Leaking outside your home: A hole as small as 1/32 of an inch in an pipe (if water pressure is at 60 lbs) can allow 6000 gallons of water to leak out each month.
Faucet Repair
A dripping faucet can be caused by a number of things, such as high water pressure or worn parts. When you are looking for a new part for your faucet such as a washer, stem or seat, it is easiest to take the old part with you for comparison. Faucet parts come in a variety of sizes and shapes. Pipe Joint Leaks
When it comes to water leaks, the location and repair of the leak can be difficult. The leak oftentimes is not where the water shows up. If there is a leak in a straight run pipe it can occasionally be corrected using a pipe repair clamp – however this is temporary. If there is a leak in a fitting, this can be more difficult to repair.
You cannot leave the leak to fix itself or to lessen over time. A small leak will most likely turn into a big leak, resulting in expensive repairs and severe property damage.
Private Sewage Disposal
A private sewage disposal is composed of a septic tank and a field line (leach field). At about a 1000 gallon capacity, the waste from your home goes into the tank. Solids in the tank are broken down by bacteria and then the water fills the field line for distribution. Your septic tank should be pumped every 3-5 years. Keeping the septic tank pumped regularly helps keep any solids that are not broken down, from clogging the field lines.

Garbage Disposal
Make sure you always run your water in your disposable while using it and a few minutes after use. Running the water like this will help carry food particles down the pipes and helps prevent stoppages. If you suspect an issue you can take a few steps to test it.
Note: ensure the power is shut off before trying any of the following:
- If you hear the disposal hum but it does not run, it is jammed. Some disposers have an opening in the bottom to insert a 1/4″ allen wrench to twist the motor back and forth to unjam.
- If you turn on your disposal and it does nothing, look for a small red button on the bottom or side. This is a re-set. Push it and try switch again.

Washing Machine Hoses
According to State Farm Insurance, the number one cause of water damage is a burst washing machine hose.
Burst washing machine hoses can be virtually eliminated by replacing the rubber hoses with stainless steel braided hoses. The other benefit of stainless steel hoses is that they do not need to be replaced every 3-5 years like the rubber hoses are recommended for.
Fixing A Damaged Faucet Handle and Valve Seat
If the washer is too worn down before you replace it, the metal will grind against other metals and damage your valve seat. When this happens, water particles and mineral deposits can get stuck in between the valve seat and the washer. This makes it so that when opening and closing your faucet handle, the particles inside are grinded, damaging the seal so badly it is beyond a simply replacing the washer.
A special seat wrench is needed in the removal of a faucet seat. After the seat's removal, it can occasionally be corrected by sanding it down with a piece of sand paper placed on a hard, flat surface. This would even out the face of the seat, if it is not too damaged.

Water Heater Repair
No hot water from your water heater? Here's what to do based on the type of water heater you have:
1. Electric:
The first step to take if you have no hot water is to check the circuit breaker. You can turn the breaker off and back on. Wait 30 minutes, if you water is not warming up, turn the breaker back off and remove the top panel so that you can push the red re-set button on the thermostat. If the button has popped out, you will hear an audible click once it has been re-set. Then you can turn the breaker back on.

2. Gas:
You will want to first check to see if the pilot is lit. You can examine this by removing the cover at the bottom of the heater, or you can look through the glass porthole in the cover. A small blue flame should be visible if the pilot is lit. If you do not see the flames, the pilot may be re-lit by following the instructions on the heater.
If you find the pilot will not re-light or will not stay lit, one of Circle Mechanical's trained technicians should complete an evaluation.
Tankless Water Heaters
A gas (natural or propane) tankless water heater is found to be more efficient than normal tank type heaters. Tankless water heaters only heat water when it is needed, and will shut down when there is no need for hot water – thus using no energy when not in use. This means you are not constantly reheating water you are not using.
If you were to calculate the energy savings and a typical 20 years life span (almost double that of a tank type heater) you can see that they could make an excellent choice when it is time to replace your old heater. You can enjoy endless amounts of hot water, without running out halfway through washing dishes or taking a shower!
